Description:
The slogan of the concept of residential complex "Eco-Sloboda" reveals the development potency of a new district of Samara as an example of an ecologically clean area associated with urban forest parks. The concept applies the principles of multi-functionality of the territory, ensuring high-quality public spaces and social diversity in housing construction. The main ideas of the project: 1. Environmental friendliness: - maximal landscaping of the territory, arrangement of pedestrian alleys that lead to neighboring parks; - active use of bicycle transport, prohibition of car traffic in courtyards, underground parking; - arrangement of front gardens for apartments on the ground floors; - use of environmentally safe materials, energy efficient and energy saving technologies; - arrangement of an internal multi-level park space; - separate waste collection, refusal from domestic garbage chutes; - support of small businesses selling organic farm products in the region; 2. Scale: - limitation of number of stories (3-8-10-12 stories), 16 stories - along the Moscow highway only, an increase to 23 stories at the location of the hotel and apartments; - combination of high-rise residential buildings and terraced low-rise buildings. “Urban Villas” provide an opportunity to create private spaces with individual access and a small garden area. - use of quarter housing development with cozy courtyards; - attention to the improvement of streets and block courtyards; 3. Communication lines: - development of pedestrian connectivity between the Samara Arena stadium, new housing estate and neighboring parks and construction of a pedestrian bridge across the Moscow highway allow the shortest way to reach the tram terminus and the Samara Arena stadium; - pedestrian passability and visual permeability of the development pattern of the projected territory; - arrangement of a relief road for the Moscow Highway for a convenient access to the projected development. 4. Multi-functionality and autonomy: - a library with coworking space and a leisure center for residents of different ages; - ground floors of residential buildings on the Alma-Atinskaya street are designed to locate small businesses, the project provides apartments on the second floor; - office pods that allow working in small groups; - a shopping and entertainment pedestrian zone along the Moscow highway, trade and service facilities on the ground floor of residential buildings (the facilities are designed to occupy small area to prevent a large gathering of people); - 2 child development centers (placed locally on the ground floor of residential buildings); - educational center (a school building for 450 children and a kindergarten for 60 children); - a recreational park on the territory; - multi-functional sports grounds. The projected infrastructure significantly increases cultural, social and commercial attractiveness of the area as a whole. 5. Comfort and safety: - restricting the access of strangers to the territory; - video surveillance and alarm buttons on the territory; - entrances to buildings on ground level; - parking lots under the courtyards of residential buildings, a convenient elevator from the parking lot to the floors; -Wi-Fi on the territory and in public places; - paw washing areas for animals in entrance halls; - availability of pram storage and utility rooms in entrance halls; - a paramedical station; - electronic wireless keys in entrance halls and on floors; - a window for the delivery of online orders. 6. Genius Loci: - the use of architectural decor elements that have regional and national identity; - maintaining and strengthening connections with forest parks and the sports complex "Samara Arena"; - the pedestrian bridge leading to the Samara Arena complex is designed in the stylistic image of the stadium architecture, it marks the image of the sports complex when driving along the Moscow highway. The general plan of the territory is 93 hectares. The urban fabric is based on a system of regular residential planning in combination with an oval central park and a diagonal alley. Diagonal alley is the main promenade leading from the projected pedestrian bridge across Moscow avenue to the entrance to the Nagornaya Dacha forest. The concept of the general plan provides for the arrangement of a relief road for Moscow Highway for comfortable access to new buildings including the projected hotel. It is proposed to reconstruct the streets adjacent to the construction site, to arrange parking lots for guest cars. Projected internal driveways are intended for entrances to underground parking lots and for the passage of vehicles of emergency services. Landscaping also received much attention, boulevards are located between residential quarters reviving and softening the regular planning structure of the district.
